Common Flat Roofing Defects
As with any external element of your property, flat roofing in the UK is subject to frequently wet and windy British weather conditions which can lead to defects.
Five common flat roofing defects include:
1. Standing water
Blocked drains, gutters and downpipes can build up water that damages roof materials and penetrates the membrane. Standing water is also caused by flat roofing without a sufficient slope for effective drainage.
2. Blistering
Moisture trapped under the roof surface causes the flat roofing membrane to detach from the layer below. Blisters form when solar heat converts moisture into vapour causing the membrane to expand.
3. Thermal movement
Repeated cycles of heating and cooling cause expansion and contraction of flat roofing materials leading to cracks and water ingress.
4. Exposed layers
Punctures or wear and tear over time caused by weather, animals, overhanging trees and foot traffic damage the membrane.
5. Poor quality flashing
Poorly installed or damaged flashing allows water ingress at junctions. Fungus growth from excessive moisture can damage flashing.
